House Rules

DO NOT WEAR high heels in the house. The floors are soft and your heel will indent the flooring. While the following is common sense, it is important: If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it or bring it to my attention. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back. If the house requires maintenance, owner is allowed on property, 24 hour notice will be provided, but is not required. Karen is a wonderful host and Seaport a perfect spot to appreciate all that Bristol offers! The house is exactly as pictures - spotlessly clean, nicely decorated and outfitted, roomy and comfortable. Highly recommend this property!

Great rental with awesome coastal decor in the quaint setting of historic downtown Bristol. House was exactly as presented, immaculate, and comfortable. Parking is an issue unless you have a compact car. Truly enjoyed our stay and definitely would recommend to others.

We had a fabulous stay at Karen’s beautiful home! It was so well located and convenient to all the things that we wanted to do. The state park and the bike path are better than we could’ve imagined! The town of Bristol is a dream and the surrounding areas are full of gems and surprises. The house was lovely and everything in it was spotless, well thought out and made us feel right at home. All the appliances worked beautifully, the beds were extremely comfortable and the showers were hot with good water pressure! We can’t fault anything, the only low point was that we had to leave! We look so forward to returning to this beautiful area and to this lovely home with a kind, considerate and very fun host! She’s my new travel buddy! Thanks Karen, everything was great and it made for a very special birthday for my best friend. I really appreciated that.😊

I stayed at Karen’s property in Bristol with my wife, two small kids, and our dog, and it was perfect. Great location in the heart of downtown Bristol, very comfortable, and Karen was very responsive. We hope to stay again next time we’re in Bristol and would certainly recommend to is property for families. Thank you Karen!

My wife and I had a fabulous to Karen's house. This is the 4th house I have rented in Bristol in recent years and this was a great visit. The house is well appointed, with a charming and comfortable layout. I am not sure if Karen's description notes it, but this house is fully renovated. Inside, it feels like new construction. The charm of an older house, with modern systems, immaculate finishes, and the baths and kitchen are perfect. The bedrooms are big and comfortable, living room is comfy and relaxing. We visited in December so we didnt sit outside but the yard is nice and private. Great house in a great, super walkable location!

Karen’s home is really special. We felt like we were guests in a relatives home. All updates have been done for a home, not an investment air bnb!! It was VERY cold during our visit and we couldn’t believe how warm the entire house stayed! We are from FL and kept the therm at 70 and turned it down more when sitting by fireplace. The backyard is adorable (saw a few bunnies) and I’m sure amazing in warmer weather. Lastly, please pay respect to this home’s beautiful floors!!

We had a wonderful stay at Karen’s house. It is a beautiful historic home and is in a great part of town. The house is within walking distance to great shopping and restaurants. We had bagels every morning from the bagel shop near the house! Would definitely stay here again when in Bristol!

Karen's lovely property was the perfect setting for our "Four Friends" get together. Her historic home is located in a very walkable area of charming downtown Bristol, close to cute shops, an interesting museum, wonderful restaurants, and a beautiful park. The interior of house was just as pictured--extremely clean and decorated in a coastal motif. Many amenities were included for our convenience. Karen contacted us during our stay to touch base, remind us of some important house rules, and to offer assistance if needed. Her thoughtfulness before and during our stay was very much appreciated. We thoroughly enjoyed our stay!

Karen was very accommodating and her house was spotless and the furniture was up to date. The bedding was comfortable with high quality linens. The location was convenient to restaurants, water and Newport as well. We had a lovely weekend in Bristol and the neighboring area! We would definitely rent again.

we were in Bristol for our sons wedding. It was so nice to always come back to a comfortable home. we spent a lot of time on the outside patio a perfect gathering spot. We walked to multiple restaurants or just strolled along the main street. We couldn't have asked for more thank you so much.
